Why does my roof leak at the chimney or the wall?
Flashing. Where a roof meets a chimney, a dormer or a wall, metal flashing carries water over the joint, and it fails through rust, sealant breaking down, or being installed wrong in the first place. These are the leaks nobody can find because the water enters at the flashing and shows up somewhere else. It is a repair, and a small one when caught early.
Should gutters be replaced with the roof?
If they are the same age as the roof, usually yes — they come off during tear-off anyway, and hanging new ones costs less then than as a separate job. If they are sound and properly pitched they can stay. Either way the drip edge and the gutter apron get done with the roof, because that is the detail that stops water running behind the gutter and rotting the fascia.
